A group of limited liability companies based in Massachusetts and New Hampshire recently paid $2.6 million for a closed Burlington Coat Factory facility on the town line of Enfield and East Windsor, with plans to convert it into a self-storage facility.

Burlington Coat Factory Warehouse Corp., of New Jersey, sold the abutting properties at 1706 King St. in Enfield and 10 Prospect Terrace in East Windsor in separate deals recorded by each town on June 20.

The new owners recently received land-use approvals by boards in both towns to turn the site into a “True Storage” facility.

The buyers include: 10 Prospect Hill LLC (60% stake) and 2527 LLC (2.5% stake), which share a Manchester, N.H. address – and officers – with real estate investment company Brady Sullivan Properties; as well as JB New Bedford LLC (35% stake), of Portsmouth, New Hampshire; and Bourne Acquisition (2.5% stake), of Andover, Massachusetts.

JB New Bedford’s principal is Emile R Bussiere Jr. of Manchester, New Hampshire. Bourne’s principal is Christopher Lewis, of Hollis, New Hampshire.

The 5.5-acre East Windsor property contains 51,764 square feet of the Burlington Coat Factory building. Another 20,142 square feet of the building sits on the 4.5-acre property in Enfield. The properties sold for $1.9 million and $685,555, respectively.

Brady Sullivan Properties’ website describes the company as a “thriving real estate development corporation,” with brokers in New Hampshire, Massachusetts, Maine, Florida, Rhode Island and Vermont. The company says it manages more than 3 million square feet of mill, office and industrial space. 

Attempts to reach a Brady Sullivan representative Tuesday morning were not immediately successful.
